It's what a guest clocks in the first five minutes: hair in the bathroom, a streaky window in the afternoon sun, crumbs in a drawer, grit by the door from whoever checked out that morning. Little things. But they're the ones that end up in a photo.

How much does turnover cleaning cost in Mammoth Lakes?

We typically like to do a walkthrough before providing pricing as not all units are the same. As some units may have carpet vs flooring. Vacuuming is typically quicker. Some units are not updated and some are fully updated with stainless steel appliances and such which takes up more time. Along it depends on how much furniture they have and how many people they sleep. With more furniture and more people who stay. It ends up driving up the time needed to clean the property. Sometimes a one bedroom fully updated unit that sleeps 4-6 people can take as much time to clean as a 2 bedroom unit that sleeps 4 people only that isn't fully updated. So, being able to see the property in person helps us determine correct pricing.It generally depends on the size of the unit and what's included (linens, laundry, restocking). How fast can a same-day turnover be done?

Due to our large clientele base. We tell all clients to have a 10 AM check out and 4 PM check in. But, all units are ready by check in time. If renters would like an early check in. Owners must check with us to see if we have availability depending on the cleaners list. Depending on what area of town the cleaners start, the owners unit might be towards the beginning of the list or at the end. But, each unit will always be ready by check in time. The 10-4 window also allows us to take care of any unforeseen setbacks that we have throughout the day.With a set process and enough staff, a same-day checkout-to-check-in is doable. The key is a fixed checklist so nothing visible gets skipped under time pressure.

Do cleaners handle linens and laundry?

All homeowners provide their own linens. We need at minimum two sets of sheets for each bed and two sets of towels depending on the amount of people they sleep. Even though we do recommend 3 sets of sheets and towels in case one set gets heavily stained that doesn't come out in the wash or becomes damaged.  We do not wash on site. We bring everything to our own laundry facility. One set of sheets and towels is set and staged at the unit to be used by incoming guests. The second set would be stored at our laundry facility in its own labeled laundry bag. Then when a cleaning is scheduled, cleaners take over the clean set of linens to the unit to stage and leave ready for incoming guests and then they will bag up the dirty linens and towels and will bring it back to be washed and stored for the next cleaning. So they essentially get rotated on each cleaning. The third set would ideally be stored in a locked owners closet at the unit that we have access to in case cleaners notice a set of sheets or towels are too heavily stained or damaged/ripped. We also wash each unit's linens and towels separately from other properties to prevent any mix ups. Some owners want linens laundered on-site, others use a swap system. Ask what setup a service offers before you book.

What's the difference between a turnover and a deep clean?

A turnover is the standard reset between guests. A deep clean is periodic and heavier. It covers inside appliances, baseboards, grout, and carpet extraction to keep a high-traffic rental from wearing down over a season.
